I. Lease Negotiations
-Coordination with the Sector CRM's and Management to identify existing and planned excess space resulting from changing business requirements and environment.
-Work with the Company outsource vendor to determine marketing strategies for excess or vacant locations and make a determination if the outsource vendor has the adequate resources to complete the project in the location in question and within proposed time parameters.
-Provide management oversight in the negotiation of all tenant leases and subleases and for each negotiated lease termination or divestiture. Secure reviews and approvals from other Company groups to proposed transactions.
-Provide management oversight in the negotiation of Leases and related legal documents required to finalize each transaction negotiated. Oversee outsource vendor and legal counsel activities.
-Review and approve financial analyses of all transactions prepared by the Company¿s outsource vendor and secure approval of Management to all transactions.
-Participate in strategic planning related to portfolio strategy as required. Identify opportunities to reduce real estate costs through portfolio rationalization. Present objectives and make recommendations to management.
-Review and approve Real Estate Justifications and other documents prepared by the Company¿s outsource vendor for all negotiated transactions.

II. Reporting Requirements
-Review and approve all tenant credit risk forms, activity reports and status reports for submission to Division Head
-Review and approve real estate justification and financial analyses required for MER preparation prior to submission to the Line of Business Finance Department.
-Insure original executed documents, letters of agreement and related documents are received by the Lease Administration Department and that necessary additions, deletions, or amendments are made to the data base to confirm to all such documents.
-Prepare and provide performance evaluation reports for the Company outsource vendor.
-Provide information as required to the lines of business for their annual real estate occupancy budget and forecast Provide information specific to expiring leases, new or expanded locations, restoration obligations required for new locations or locations the Company is exiting.
-Maintain communications with appropriate management to communicate progress, changes and issues that arise

Education / Experience
-10 years experience in Corporate Real Estate
-Extensive knowledge of commercial Leases and real estate practices
-Domestic experience required, international experience a plus
-Proficiency in computer data base management, REM experience a plus
-Proficiency in comparative analyses of real estate transactions
-Proficient in Word and Excel
-Strong Communication, analytical and interpersonal skills
-Ability to travel
